Meraas is the design-led, government-linked developer behind Dubai's most curated destinations. Part of Dubai Holding and founded in 2007, it built City Walk, Bluewaters Island (home to Ain Dubai), La Mer, Port de la Mer and Dubai Design District, a smaller, more architecture-forward portfolio than the volume developers.

Its product is lifestyle-first: low-rise urban living, beachfront promenades and integrated retail rather than tower farms. That design premium is the value and the cost, Meraas addresses command higher prices per square foot and attract end-users and short-let demand more than pure yield investors.

Government-linked backing means delivery is dependable and the destinations are actively managed and tenanted, which protects values in the completed communities. Supply in the prime pockets (Bluewaters, City Walk) is deliberately limited.
