01Who we are

This site is operated by DVRC Real Estate L.L.C, trading as Costa Global Capital. We are a Dubai-licensed real estate brokerage, DLD Broker Card BRN 60158, 4-star RERA classification.

When we talk about "we", "us", or "Costa Global Capital" in this policy, we mean DVRC Real Estate L.L.C. Mario Costa, our founder, is the person you usually deal with directly.

02Data we collect

We only collect what we need to respond to you and help with your property search.

You give us directly

• Name, email, phone or WhatsApp number, country of residence
• What you are looking for: budget, area, property type, timeline, financing method
• Messages you send via the contact form, the chatbot, or WhatsApp

We collect automatically

• Pages you visit, time on each page, links clicked, referring source
• Approximate location based on IP address (city / country level, not street level)
• Device type, browser, operating system
• Cookie and session identifiers (see Section 7)

03Why we collect it

One reason. To help you find the right property and to follow up properly.

Specifically:

• Reply to your inquiry within the same business day
• Match your criteria against our live inventory and off-market deals
• Send you the market guide if you requested it
• Improve the site (which pages people read, where they bounce)
• Run paid advertising to investors who match the profile of our existing clients
• Meet our legal obligations under UAE Anti-Money Laundering rules when a transaction proceeds

04Legal basis

Under the UAE Personal Data Protection Law (Federal Decree-Law No. 45 of 2021) and, where applicable, the EU General Data Protection Regulation, our legal bases for processing your data are:

• Consent. When you submit a contact form, complete the chatbot questionnaire, or opt in to marketing communication
• Legitimate interest. Operating and improving the site, fraud prevention, broker due diligence
• Legal obligation. Record-keeping under UAE AML / KYC regulation when a deal moves forward
• Performance of a contract. When you engage us as your broker

05Where the data lives

Your information sits in a small number of places. We name them so you can verify:

• Close CRM. Our primary customer relationship management system. When you send an inquiry it lands here, and this is where Mario follows up. Operated by Close, a United States company, on its hosted infrastructure.
• Propspace. Supplies the property listings shown on this site. It is our listing source only and does not receive your inquiry. Hosted in the United Arab Emirates by Propspace LLC.
• Web hosting. This website is served from dedicated, access-controlled server infrastructure operated by our technology partner. Form submissions are passed server-side to our CRM, and no permanent visitor data is stored on the web server itself.
• WhatsApp. If you message us on WhatsApp, that conversation lives in Meta's infrastructure under their terms.
• Email. If Mario emails you, copies sit in our corporate Google Workspace.

Security: how we protect your data. Traffic to this site runs over encrypted HTTPS, the systems above are access-controlled and password-protected, and we keep only what we need for as long as we need it. No method of storage or transmission over the internet is ever completely secure, but we take reasonable technical and organisational security measures to protect your data and we review them as the business grows.

06Who we share data with

We share with three categories of people, and only when we have to.

1. Our team. Mario Costa and a small number of agents at Costa Global Capital who help with your search. All operate under UAE confidentiality obligations.
2. Service providers. Close CRM, our web hosting provider, Google Workspace, and Meta (WhatsApp and advertising). They process data on our instructions only. (Propspace supplies our property listings but does not receive your personal data.)
3. Authorities. Dubai Land Department, the Real Estate Regulatory Agency, banks, lawyers, and notaries when a transaction is in progress and disclosure is required by law.

We never share data with other real estate brokerages. We do not have an affiliate or lead-broker arrangement with anyone.

07Cookies and analytics

This site uses cookies. The detail lives on the Cookie Policy page. Short version:

• Functional cookies. Required for the chatbot, navigation state, accessibility preferences
• Analytics. Google Analytics or equivalent, to count visits and improve the site
• Marketing. Meta Pixel and Google Ads tags, to track conversion of paid traffic

You can reject non-essential cookies in your browser settings. Functional cookies are required for the site to work.

08How long we keep it

• Active leads. For as long as we are working with you, plus 2 years after the last contact
• Completed transactions. 7 Years, per UAE corporate record-keeping requirements
• Marketing analytics. 26 Months (Google Analytics default)
• Chatbot conversation logs. 90 Days, then anonymized

09Your rights

Under UAE PDPL, and EU GDPR where it applies, you can ask us to:

• Show you what we hold about you
• Correct anything that is wrong
• Delete it (subject to our legal record-keeping duties)
• Stop using it for marketing
• Transfer it to another service
• Object to processing on legitimate-interest grounds

10Contacting us about data

Anything privacy-related, talk to the team directly. There is no anonymous form. Costa Global Capital is the data controller.

If you are not satisfied with our response, you can complain to the UAE Data Office or, if you are based in the EU, your local supervisory authority.

11Changes to this policy

If we change anything substantive, the "Last updated" date at the top changes and we tell active clients by email. Minor wording fixes do not trigger a notice.
