02Listings change without notice
Property listings sync from our CRM and refresh roughly every three minutes. Even with that, listings can:
- Sell before the website updates
- Have a price adjusted by the seller
- Be temporarily reserved by another buyer
- Switch from off-plan to handover stage with revised terms
03Prices, yields, service charges
All prices are in AED unless explicitly stated. Currency conversions to USD, EUR, GBP shown anywhere on the site are illustrative at the exchange rate of the build date and will not match the rate at transaction time.
Yields are indicative net figures, calculated as gross annual rent less typical service charges, agent fees, and 5-10% vacancy. Real yields depend on:
- Tenant quality and lease length
- Actual service-charge revisions (developers can change these)
- Maintenance and refurbishment costs
- Your individual tax position in your country of residence
Service charges shown are as published by the developer or community at the time of the listing. They are reviewed annually and can change.
04Mortgage calculator
The calculator on /calculator is a planning tool. It uses UAE bank average rates (4.49 to 5.25 percent at the time of writing) and standard fee structures (DLD 4 percent, agency 2 percent, mortgage registration 0.25 percent).
Your actual offer depends on:
- Bank credit assessment of your income, debt, and credit history
- Your residency status (UAE resident vs non-resident affects max LTV)
- Property age, type, and developer tier
- Current UAE Central Bank cap on debt-to-income ratio
Do not use the calculator output as a commitment of any kind. Get a written pre-approval from a UAE bank or mortgage advisor before signing anything.
05Investor visa requirements
References to UAE Investor Visa (Golden Visa) eligibility on this site reflect rules at the time of writing. Visa categories, minimum property thresholds, and residency duration are set by UAE federal authorities and can change.
If a visa outcome is material to your purchase decision, verify the current rules with the UAE Ministry of Interior or a licensed PRO before you commit.
06Past performance
Any reference to historical sales, capital appreciation, or rental growth is descriptive of the past. It is not a forecast or guarantee of future performance. Dubai real estate has gone through several full cycles and will continue to.
07Verify title before purchase
Every Dubai real estate transaction registers at the Dubai Land Department. Before you commit funds:
- Confirm the title deed in the seller's name (DLD does this at transfer)
- Confirm there are no mortgages, liens, or service-charge arrears outstanding
- Confirm the property type, area, and registration details match what was advertised
- For off-plan: confirm developer status, payment-plan registration, and Oqood reservation
The team handles all this as part of the brokerage service. If you proceed without us, hire a UAE-licensed conveyancing lawyer.
