By accessing or using costaglobalcapital.com, you agree to these terms. If you do not agree, do not use the site.
These terms apply to the website only. The brokerage relationship sits in a separate written agreement signed when you engage Mario Costa as your broker, and is governed by RERA rules.
02Use of the site
You can use this site to read about Mario, look at the property listings, run mortgage scenarios, request a market guide, and contact us. You agree not to:
- Scrape, copy, or republish our content without written permission
- Reverse-engineer or attack the API endpoints
- Submit false personal information through the chatbot or contact forms
- Use the chatbot to spam, harass, or send automated traffic
- Misrepresent yourself as a Costa Global Capital agent
03Accuracy of information
The property listings on this site sync from our CRM and are normally up to date within a few minutes. Even so, things change quickly in Dubai real estate.
Anything described as "net yield", "estimated", or "projected" is exactly what it says. Real returns depend on tenant quality, vacancy, service-charge revisions, agent fees, and your individual tax position.
04The brokerage relationship
Costa Global Capital is a real estate brokerage, RERA BRN 60158, trading as DVRC Real Estate L.L.C in Dubai. We are not a financial advisor, tax advisor, lawyer, or mortgage lender.
Using this site does not create a brokerage relationship. The brokerage relationship begins only when:
- You and Mario have spoken directly
- The scope of work is agreed
- A buyer-broker or seller-broker agreement is signed in writing
Brokerage fees are payable as set out in that agreement and are subject to RERA Form B / Form F where applicable.
05The mortgage calculator
The mortgage calculator on /calculator is illustrative only. Default rates and fees are based on UAE bank averages at the time of update. Real terms depend on:
- Your residency status, salary, debt-to-income ratio, and credit history
- The bank's current LTV ceilings (60% for non-residents, up to 80% for residents)
- The property type, age, and developer
- UAE Central Bank policy at the time of application
Do not commit capital based on calculator output. Get a written quote from a UAE mortgage advisor before signing anything.
06Intellectual property
The site design, copy, photography, video, and the Costa Global Capital name and logo are the property of DVRC Real Estate L.L.C. You may not reproduce or distribute any of it without written permission.
Listing photographs supplied via the Propspace CRM remain the property of the photographer or the developer that provided them. We hold a license to display them on this site only.
Press articles featured on the /press page link out to the original publisher and are quoted under fair-use principles.
07Your submissions
When you send information through the contact form, chatbot, or WhatsApp, you confirm that the information is yours to share and is accurate at the time you submit it.
You retain ownership of anything you send us. You grant us a license to use it for the purposes set out in the Privacy Policy: responding to your inquiry, matching against our inventory, complying with UAE regulation.
08Third-party links
The site links to external sources such as Dubai Land Department, RERA, developer websites, banks, and press publications. We do not control those sites. Their content is their responsibility, not ours.
09Limitation of liability
To the maximum extent permitted by UAE law, Costa Global Capital, DVRC Real Estate L.L.C, and its directors, employees, and agents are not liable for:
- Investment decisions made on the basis of information shown on this site
- Loss arising from listing data that was accurate at the time of display but changed
- Indirect, consequential, or speculative loss of any kind
- Loss arising from third-party service providers (Propspace, our web hosting provider, Meta, banks, developers)
Nothing in these terms limits liability for fraud, gross negligence, or any liability that cannot be excluded under UAE law.
10Indemnification
You agree to indemnify Costa Global Capital against claims arising from your misuse of the site, your breach of these terms, or your violation of any applicable law while using the site.
11Termination
We may suspend or restrict your access to the site at any time if we believe you have breached these terms. Sections relating to intellectual property, liability, indemnification, and governing law survive termination.
12Governing law
These terms are governed by UAE federal law, including Federal Law No. 5 of 1985 (the Civil Code), the regulations of the Dubai Land Department, and RERA rules.
Any dispute relating to the site or these terms is subject to the exclusive jurisdiction of the Dubai courts.
