Omniyat is Dubai's most architecturally ambitious developer and operates at the very top of the market. Founded in 2005 by Mahdi Amjad, it has spent two decades turning individual buildings into landmarks rather than building communities at volume.

Its portfolio reads like a design catalogue: The Opus by the late Zaha Hadid, One at Palm Jumeirah and The Lana managed by the Dorchester Collection, AVA at Palm Jumeirah, and Orla, its first move into mansions. These are low-count, high-ticket residences where the architecture and the hotel-brand service are the product.

Build quality and finish are reference-grade, but this is a thin, illiquid market. Resale depends on finding the next buyer for a one-of-a-kind residence, so exit timelines are longer and pricing is set by scarcity rather than comparable supply.
