Buyer profile
Long-horizon investors taking early-stage entry pricing, with a 5-10 year hold thesis.
Dubai Islands is the rebranded relaunch of Deira Islands, now positioned as one of the largest future waterfront masterplans in the city. Beaches, golf, ports, and residential clusters are still being built out, which means entry pricing is well below the Palm or Beachfront but with a long lead time. The Nakheel masterplan spans five islands (Central, Marina, Shore, Golf and Elite) across more than 17 square kilometres, with over 20 kilometres of beach, golf along the Gulf, marinas and 80-plus planned hotels, all written into the Dubai 2040 Urban Master Plan and connected to the mainland by the Infinity Bridge, roughly fifteen minutes from Dubai International Airport. Build-out runs toward 2030, so the entry phase and the developer matter more here than the brochure.

Developers and long-term owners in Dubai Islands don't always list on the public portals. Pre-launch allocations, distressed resales, and investor-to-investor transfers move through a short list. The team keeps that list current.
